Get a "comm stick" and some motor sprak, use the comm stick to (duh, clean the com) and make sure that you keep it good and clean by using motor spray. Occasionally you want to get the comm cut, but a comm stick goes a long way.

spray inside the motor and on the endbell until the runoff is no longer a dirty color. Then if you have any bushing oil use it.
